01 — General Maintenance

The list that never gets shorter

Every property carries a backlog of small repairs. We work through it on a schedule instead of one emergency at a time.

Repairs & punch lists

Drywall and stucco patching, trim and doors, hardware, locks, closers, ceiling tiles, minor carpentry.

Exterior upkeep

Pressure washing, railing and gate repairs, caulking and sealant renewal, signage and fixture replacement.

Turnovers

Make-ready work between tenants — patch, paint, clean, replace and hand back a unit that shows well.

Recurring rounds

A standing visit each week or month so the small things get caught before they become claims.

02 — Painting

Prep first, then paint

In Florida, coatings fail because of what happens before the first coat — not the brand on the bucket.

We pressure wash, scrape, repair, prime and caulk before anything gets rolled. Then we use systems specified for sun, salt air and wind-driven rain, and we tell you in writing what the manufacturer's warranty actually covers.

Exterior repaints

Full building envelopes, breezeways, balconies, railings, stairwells and parking structures.

Interior repaints

Lobbies, corridors, amenity rooms, offices and units — low-odour products for occupied spaces.

Specialty coatings

Elastomeric wall systems, epoxy floors, waterproof deck coatings and traffic markings.

Colour changes

Drawdown samples on the actual wall so the board sees the colour before the building does.

03 — Cleaning

Common areas people notice

The lobby is the first thing an owner, a buyer or a board member sees. It should never be the reason you get a complaint.

Recurring janitorial

Daily, weekly or monthly service for lobbies, corridors, elevators, restrooms, gyms and mail rooms.

Post-construction

Rough, final and touch-up cleans so a finished job actually looks finished at hand-over.

Deep cleaning

Floor stripping and refinishing, carpet extraction, tile and grout, window and glass work.

04 — Resurfacing

Restore the surface, keep the slab

Cracked, stained or slick concrete rarely needs demolition. Most of it can be repaired, textured, coated and sealed for a fraction of a replacement.

Pool decks & patios

Cool-deck textures, knockdown finishes and sealers that stay walkable in the sun.

Walkways & entries

Crack repair, levelling and a uniform finish across patched and original concrete.

Garage & warehouse floors
